Home Prices Are Showing Signs of Picking Up. Here's What That Means for Minnesota Buyers & Sellers.

For the past year or two, we've heard a lot of headlines predicting falling home prices and a slowing housing market. While price growth did cool, that's very different from a market crash.

Now, we're beginning to see something interesting.

Home prices appear to be gaining momentum again.

It's still early, but several national reports are showing signs that the market may be shifting into a new phase.

What the Data Is Showing

Over the past couple of years, home price growth slowed as higher mortgage rates and affordability challenges cooled buyer demand.

But recent data from Redfin, Zillow, and ResiClub suggests we've likely passed the slowest point.

Fewer housing markets are seeing prices decline, and more markets are beginning to experience modest appreciation again. Nationally, experts are forecasting home prices to increase by approximately 2.3% during 2026.

That doesn't mean we're heading back to the rapid price increases we saw a few years ago. Instead, it points to a healthier, more balanced market where home values continue to grow at a more sustainable pace.

But Here's What Matters Most...

Real estate has always been local.

National headlines can tell part of the story, but they can't tell you what's happening in your neighborhood.

Here in Minnesota, every community is different.

Some areas are seeing strong buyer demand and rising values, while others are giving buyers more negotiating power and additional choices.

That's why relying on national news alone can lead to the wrong decisions.

The slower pace of appreciation has created opportunities for buyers.

Many have enjoyed:

  • More inventory to choose from

  • Less competition than during the peak frenzy

  • Greater negotiating power

  • More predictable pricing

If home prices continue trending upward, today's prices may look even more attractive a few months from now.

Waiting doesn't always save money.

Even while appreciation slowed, most homeowners continued building equity.

If price growth continues to strengthen, that's encouraging news for sellers.

The key is remembering that today's buyers are informed and have options. Proper pricing, strategic marketing, and strong preparation still matter more than ever.

The homes that are well-prepared and priced correctly continue to attract the most attention.
